中原上调大坑道地皮估值 楼面尺价预测升至2万元
大坑道135号的内地段第9076号地皮上周五(13日)截标,共接获25份标书,地盘面积约4.29万平方尺,最低及最高楼面面积分别为7.73万平方尺及12.88万平方尺。
中原地产测量师张竞达表示,大坑道135号地皮最终接获25份标书,市场反应非常踊跃,对上一幅录得25份标书地皮需要追溯至2018年4月青衣寮肚路与亨美街交界住宅地。
他指出大坑道135号地皮位於东半山豪宅地段,现时属於公务员宿舍,以往不少公务员宿舍的卖地成绩均相当理想。地皮日後适宜建中密度分层豪宅,以逾千尺的大单位为主,物业位置环境优美,翠绿环抱,面向大球场及跑马地马场方向更可远眺璀璨维港海景,另一面亦可享山景。东半山及跑马地区物业普遍楼龄较高,区内全新豪宅供应极为罕有,落成後可成为区内地标住宅。
张竞达上调大坑道135号地皮每尺楼面地价约2万元,总值约25.8亿元。
