行业上月销售胜预期内房受捧 润地/恒大/融创涨5%-7%
花旗及瑞信均指内房11月销售胜预期,内房股今天受捧大幅跑赢恒指及国指(仅分别弹0.4%及0.7%)。获花旗视为首选之一及大摩料未来15天股价有六七成机会上升(目标价41.15元)的蓝筹华润置地(01109.HK)一举重越50天、20天及10天线(34.06-34.5元),最高见35.7元,补回10月22日大部分下跌裂口(裂口顶部35.75元),现造35.55元,回升5%,为最强蓝筹。同为蓝筹中国海外(00688.HK)及碧桂园(02007.HK)最高见27.05元及11.28元,现造26.85元及11.16元,回升逾2%。
中国恒大(03333.HK)重越100、10天及20天线(18.72-19.4元),最高见20.15元,现造19.98元,急弹近7%;融创中国(01918.HK)高见40.65元,创约七个月高,现造40.6元,回升6.4%。
世房(00813.HK)升破上周所创上市高位29.2元,最高见29.6元,现造29.5元,回升4.1%。龙光(03380.HK)及旭辉(00884.HK)最高见12.02元及6元,现造11.94元及6元,回升4.2%及5.1%。上月销售年升近1倍的中国奥园(03883.HK)高见11.8元,创逾四个月高,现造11.68元,回升4.3%。时代中国(01233.HK)高见15.36元,现造15.24元,回升3.5%。美的置业(03990.HK)重越4条移动平均线(百天线为19.99元),最高见20.35元,现造20.15元,升3.9%。
万科企业(02202.HK)、绿城中国(03900.HK)、中海宏洋(00081.HK)、合景泰富(01813.HK)、富力(02777.HK)、金茂(00817.HK)及龙湖(00960.HK)也升近2%-3%,後两者升幅较大分别报5.35元及32.95元。
花旗表示,据该行追踪第三方代理数据,内地34间上市内房11月销售按年升28%优於预期,该行首选融创、世房、旭辉、龙光、龙湖、润地及时代中国。此外,瑞信追踪内地29个物业发展商11月销售按年升24%,按月跌4%;若撇除恒大後按年增长25%,按月升5%,优於市场预期。展望今年12月销情,估计部分发展商销情放缓将不会令人感到意外,但发展商已大致达到原先今年销售目标。该行首选包括中国海外、融创、旭辉及合景泰富,均予「跑赢大市」,各予目标价39.4元/55元/7.4元/13.1元。
