打造持續發展品牌價值 華南城(01668.HK)中期核心淨利增近兩成
格隆匯11月21日丨華南城(01668.HK)公佈，截至2019年9月30日止6個月，集團實現總收入58.27億港元，同比增長11.8%；毛利22.47億港元，同比增長6.1%，毛利率為39%；公司擁有人應占淨利潤6.28億港元，而公司擁有人應占核心淨利潤5.02億港元，同比增長19.4%；每股基本盈利7.75港仙。
於2019/20財政年度上半年，集團錄得合約銷售約77.33億港元，同比增長約13.7%，合約銷售建築面積約87.48萬平方米，預計其中128.65萬平方米將於2019/20財年竣工。增加主要原因是由於期內位於合肥、重慶及鄭州項目有較多的物業銷售及交付。
於2019/20財政年度上半年，集團錄得持續性收入總額11.97億港元，同比增長15.5%(撇除匯率影響，同比增長20.5%)，佔總收入的20.5%。來自租金、物業管理、物流及倉儲服務以及奧特萊斯運營的收入分別為3.89億港元、3.25億港元、1.96億港元及2.01億港元。
為支持集團的增長勢頭和收入基礎，集團將按市場情況及業務需要，適時增購土地。於報告期內，集團以人民幣約1.16億元為哈爾濱及鄭州等地的項目增購約46.9萬平方米可建築面積的土地，新增土地的主要用途以倉儲用地為主。
值得一提的是，於2019年9月30日，集團的計息債務較2019年3月31日減少17.65億港元。截至2019年9月30日，現金及現金等價物達92.80億港元，備用銀行信貸額度人民幣154億元；資本負債比率(即債務淨額/權益總額)為68.7%，倘撇除外匯影響，調整後的資本負債比率為64.0%。
展望下半年，集團將繼續採取審慎樂觀的態度，積極面對挑戰，力爭穩中有進。華南城多年堅守的"商貿物流+"的模式，將有助集團所處的優勢環境整合資源，優化資本運作力度，加強嚴控成本，效益優先。集團將繼續致力促進產業升級轉型，促進項目生態圈不斷成熟，形成"產城融合、宜業宜居美麗新城"。
