華人策略控股(08089.HK)出售附屬物業資產 減少集團負債
格隆匯11月6日丨華人策略控股(08089.HK)公告，於2019年11月6日：1.公司附屬公司Rich Best、公司與First Champion訂立第一份買賣協議，據此，(i)First Champion同意購買而RichBest同意出售第一批銷售股份即Alpaco已發行股100%。及(ii)公司同意轉讓而First Champion同意接受轉讓首筆銷售貸款，Alpaco欠付公司金額為港幣576.76萬元股東貸款，代價為港幣928萬元。
2.公司附屬公司KeyModel、公司與福隆訂立第二份買賣協議，據此，(i)福隆同意購買而KeyModel同意出售第二批銷售股份，即華生遠東已發行股88.89%；(ii)公司同意轉讓而福隆同意接受轉讓第二筆銷售貸款，華生遠東欠付公司金額為港幣392.96萬元股東貸款，代價為港幣898萬元。
華生遠東為一家於香港註冊成立有限責任公司。華生遠東主要業務為物業持有，其主要資產為第二物業。Alpaco為一家於英屬處女羣島註冊成立有限責任投資控股公司，並登記為非香港公司。其為公司間接全資附屬公司。Alpaco主要業務為物業持有，其主要資產為第一物業。
Aplaco及華生遠東為位於香港兩處住宅物業至持有公司。第一齣售事項及第二齣售事項為集團提供了變現其於Alpaco及華生遠東物業投資機會。監於近年來香港物業價格大幅上漲以及近期政治及社會事件造成不確定性，尚不確定兩家公司持有物業是否會有任何進一步資增值。因此，公司認為，此乃一個變現投資以減少集團負債並改善其財務狀況機會。
