浩德控股(08149.HK)擬2240萬港元收購日本物業
格隆匯10月21日丨浩德控股(08149.HK)公佈,於2019年10月21日,集團透過買方GK Hayama Shouten向賣方Kyushu Development Co., Ltd購入物業,現金代價3.10億日圓(約2240萬港元)。
物業為一幢三層樓高大廈,總樓面面積約414.7平方米,包括三個零售單位。物業位於日本九州熊本縣熊本市中央區新市街1番17號,地處熊本市中心主要零售商場遍佈之黃金購物區。其鄰近最大之新建綜合開發項目之一熊本櫻町,該項目包含購物中心、酒店、住宅公寓、户外花園及熊本市主要巴士總站。物業建於1989年,近期已進行重大翻新。其被指定作零售用途,且目前所有三個單位均由餐廳佔用。物業須不附帶任何產權負擔出售予買方。
收購事項將會增加集團於日本熊本市市中心的現有投資組合。與租户訂立之租賃協議一般為長期,預期將產生穩定總租金收入每年約1900萬日圓(約140萬港元)。收購物業(位於九州地區熊本縣,作零售用途)亦將鞏固集團於日本南部之投資組合,以及就物業類型而言使其物業投資組合更多元化,而目前的物業組合主要為住宅用途。
