美聯集團(01200.HK):施政報告後樓宇成交量倍增 料全年樓價升2%
美聯集團(01200.HK)主席黃建業見記者,指自上周《施政報告》提出放寬1,000萬以下單位的按揭之後,樓市即起積極反應,最近成交量增加一倍,主要是涉及800萬以下位於新界及九龍的單位。他相信,在施政報告公布後,樓價跌幅將會放緩,估計全年錄2%升幅。
然而,隨著用家將焦點轉移至中小型單位,納米樓的表現將會大受影響,料會出現價跌量跌的情況,發展商將來亦會減少興建納米樓。
他又指,在外圍環境及本地政治因素影響下,集團短期生意雖大受影響,長線仍會繼續投資香港,相信在渡過困難時期後會有春天,會藉此段時間整理公司的效率及效益,以及加大發展周邊業務,例如移民及海外地產業務等。
他又期望業主能因而減租3至4成,但目前只減租5%,坦言效益不大。在人手方面,他承諾不會裁員,會讓員工自然流失,並吸納多些能捱苦的新人入行。
