《大行報告》中金籲積極增加內房股配置 薦融創、潤地及中海外等六股
中金發表報告表示,近期內房股板塊已呈現情緒面邊際改善、估值上修的跡像,該行判斷伴隨實體市場降溫,內房政策進一步收緊的概率可能性低,在因城施策的框架下,部分城市政策端可能呈現放鬆跡像,疊加板塊估值偏低,而內房H股相當遠期市盈率6.2倍,和龍頭房企盈利增長確定性強,建議投資者積極增加內房股配置,H股推薦華潤置地(01109.HK)、中國海外(00688.HK)、龍湖(00960.HK)、融創中國(01918.HK)、旭輝(00884.HK)和世茂房地產(00813.HK)。
該行指,上周持續監測的60城新房銷售面積按年增長6%,但較9月周均下降7%,月初至今按年增長1%(9月全月+4%)。上周300城居住用地成交面積按年增長12%,平均溢價率6.5%,再創年內新低。
重點城市推盤量同比下降,去化率回升。上周10個重點城市共有39個項目開盤,累計新推房源10,313套,同比下降11%,推盤去化率較上上周上行13個百分點至55%,其中一線及二線城市去化率分別較上上周上行18/10個百分點至50%/58%。
