美聯:若貿易談判及社會事件未解決 料第四季樓價再跌3-5%

美聯物業住宅部行政總裁布少明在記者會上表示,今年第三季樓市是繼2018年第四季以來,再現一、二手額量齊跌情況,不過,隨著二手樓價回軟,近期成交有回升跡象,預期10月公布的施政報告將對土地及房屋供應有極深著墨,加上發展商以貼市價推售新盤,預期二手樓價續受壓,第四季交投輕微回升。

不過,該行料隨著市場承接力受減價盤吸引出籠,一、二手現承接,預計第四季樓價跌幅跌勢放緩,相信今年第四季一手私樓註冊量出現「額量回升」情況,料註冊量將達4,500伙,較第三季輕微回升約2.6%,註冊金額則料達430億元,按季亦回升約1.8%。二手住宅方面,同樣有機會出現回升,估計第四季註冊量達8,500宗,按季微升約1.7%,註冊金額則料錄680億元,按季亦微升不足1%。

布少明又指,預期第四季本港樓市仍受中美貿易談判及社會事件影響。若兩項因素均未能解決,料樓價將再有3-5%跌幅;若兩方面均有好轉,料樓價能夠回穩。他又指,目前市場購買力仍在,但觀望氣氛濃厚,只要一手樓貼市價或低市價推盤均賣得好,因此料樓價穩中微跌機會較大。
