彭博行业研究:新鸿基地产(0016.HK)负债低有利扩充土地储备
格隆汇9月17日丨彭博行业研究指,新鸿基地产(0016.HK)杠杆低,以及流动性充足有在香港及内地扩展土地储备,同时旗下位于九龙环球贸易广场附近的大型商业地将招标,估计地皮楼面320万平方尺,估值可达800亿元,假设平均一尺2.5万元。彭博行业研究认为,土地价值占新地股东股本权益约14%,净负债相对股东权益比率在上半年底为12.9%,6个月后料为11.8%。相对同业长实集团(1113.HK)及恒基地产(0012.HK)在上半年底净负债比率约为4%及24%,新地为同业信贷评级最高,获评级机构穆迪及标普各予A1及A+,评级展望均为稳定。
