上实城市开发(00563.HK)中期纯利升22.09%至3.11亿港元 完成年度销售目标55.7%
格隆汇8月28日丨上实城市开发(00563.HK)公布,截至2019年6月30日止6个月,公司总收入为46.03亿港元,同比增长19.92%;公司拥有人应占期内溢利3.11亿港元,同比增长22.09%;基本每股盈利6.46港仙。
2019年上半年,集团主要收益源于旗舰项目上海万源城、沈阳城开中心及上海当代艺墅的强劲销情,继续为上实城开带来稳定可观的利润。期内,集团继续致力发展投资性物业业务,完善核心城市区域商业资产投资运营,正在打造的TODTOWN天荟将引入凯悦集团旗下Hyatt Centric品牌,首度登陆上海,势将成为上海新生代的地标性城市综合体。上实城开将持续发挥对一、二线城市的核心发展项目及策略优势,同时放眼全球趋势,积极探索房地产与金融业跨界合作与发展,境内外智慧布局,拓宽融资渠道,不断更新资产增长模式。
期内,集团商品房的合约销售金额为34.15亿元,同比上升50.1%,达到年初订下的销售目标61.3亿元的55.7%,集团有信心完成全年销售目标。期内,总合约销售面积为9.9万平方米,同比下跌10%,平均售价上升66.7%至每平方米约34,500元,期内,集团把握市场窗口,加速销售节奏,重点项目上海万源城、当代艺墅及西安自然界销情理想并为本集团带来可观的主要收入来源,销售额分别达到13.74亿元、9.84亿元及8.37亿元,占期内合约销售总额约40.2%、28.8%及24.5%。
期内,集团在建项目共13个,在建面积达3,124,000平方米,主要包括TODTOWN天荟、上海滨江城开中心、西安自然界、上海上投新虹及上海上投宝旭等项目。当中,新开工项目主要来自上海莘至城、城行项目、TODTOWN天荟三期及西安自然界,新开工面积约821,000平方米;交楼项目主要分别为上海万源城、沈阳城开中心及当代艺墅项目,交付面积合共11万平方米。
期内,收入增长主要因为集团在上海地区的项目交付住宅楼房较多,连带结转收入一并增加。期内,物业销售收入达40.85亿港元,仍然是集团最主要收入来源,占总收入88.7%。其中,上海万源城、沈阳城开中心及当代艺墅分别占物业销售收入的71.0%、13.6%及12.4%。
来自租金、管理和服务,以及酒店业务的收入持续成为集团稳定的收入来源,三项业务分别贡献3.77亿港元、337.7万港元及1.38亿港元,分别占总收入8.2%、0.1%及3.0%。
截至2019年6月30日止六个月,集团已拥有25个及极具竞争力及发展潜力的土地储备项目,遍布于内地10个重点城市,包括上海、北京、天津、西安、重庆、昆山、无锡、沈阳、长沙及深圳,包括大量开发中及已在发展的中、高档住宅及商用物业,未来可售规划建筑面积约377.54万平方米,有力支持集团未来三至五年的发展计划。
