恒盛地产(00845.HK)中期净亏减少18.63%至13.64亿元
格隆汇8月28日丨恒盛地产(00845.HK)公布,截至2019年6月30日止六个月,实现销售收入8.87亿元人民币(单位下同),同比减少62.26%;公司拥有人应占亏损13.64亿元,同比减少18.63%;基本每股亏损0.18元。
2019年上半年集团实现房地产合约销售额为15.85亿元,同比下降62.5%;实现房地产合约销售面积11.99万平方米,同比下降20.6%。
期内,集团房地产销售主要来自东北地区,实现房地产销售金额7.53亿元,占集团销售总金额的47.5%;其后是上海地区和长三角地区项目的房地产销售,金额分别为5.52亿元及2.8亿元,分别占集团销售总金额的34.9%及17.6%。
公告显示,集团将稳步推进商业物业的发展。截至2019年6月30日,集团已落成的商业物业楼面面积约51.1万平方米,约127.3万平方米的商业物业项目仍在建设中。
截至2019年6月30日,零售商业、写字楼和酒店的物业形态按建筑面积分别占集团商业物业开发总量的62.1%、24.3%和13.6%。集团计划长期持有大部分商业物业,以获取稳定的租金收入。
土地储备方面,截至2019年6月30日,集团已取得土地使用权证或已签署土地收购合同的土地储备总量为750万平方米,可满足未来三至五年开发所需,平均楼面土地成本为每平方米1,825元。集团的土地储备均衡分布于一、二、三线城市之间,其中15.2%位于一线城市,84.8%位于二、三线城市。
