佳兆业美好(02168.HK)中期纯利升289.11%至9066.3万元
格隆汇8月20日丨佳兆业美好(02168.HK)公布，截至2019年6月30日止6个月，公司实现总收益约人民币5.58亿元(单位下同)，同比增长35.4%；毛利1.91亿元，同比增长35.8%；毛利率34.3%，同比增加0.1个百分点；公司权益持有人应占溢利总额9066.3万元，同比增长289.11%；经调整净利润(2018年同期不包括上市开支及宣派特别股息而产生的递延税项开支)约为9160万元，同比增长约45.4%。基本每股盈利0.6476元。
于2019年6月30日，集团总在管合约建筑面积约3630万平方米，较2018年底增长约34.9%；合共218个在管项目(2018年12月31日：132个)，其中第三方项目124个，占比达约56.9%，并为约24万户业主提供优质的物业管理服务。
除了在管理建筑面积获得控股股东持续稳定的供给外，集团也积极加强外拓，深耕粤港澳大湾区、长三角经济圈、环渤海经济圈及成渝经济圈等中国最具活力的核心经济带，定位"中国领先的城市公共服务提供商"，结合城市配套服务升级的大趋势，积极探索物业管理服务的多元化发展。
2019年上半年，集团累计完成约9.6百万平方米的新增管理面积。其中，除了接管佳兆业集团和其他第三方开发商的新委聘面积之外，集团还完成了对嘉兴大树的股权收购，这是集团与区域龙头企业进行股权合作、快速提高管理规模的新尝试。同时，公司积极探索场馆类管理标准化建设，提升行业标准化水平，继续保持场馆类服务的行业领先地位，为集团未来在场馆类业务的发展打下良好基础。虽然市场对公司有更高的标准和期许，但集团仍为2019年上半年取得的成绩感到骄傲，也期待在2019年下半年继续发力，完善全国布局。
集团旗下智能化解决方案服务提供商佳科智能在深入研究智慧社区建设，积极拓展与百强房企战略合作的同时，也积极参与智慧城市的探索。截至2019年6月30日，佳科智能已达成与六家百强房企的战略合作，并於2019年上半年成功承接首个城市市政智能化工程，这说明集团的智能化解决方案得到了政府及相关机构的认可。
集团的智能解决方案服务于2019年上半年实现收入约5150万元，同比增长约60.9%；2019年上半年合同签约总金额约8920万元，同比增长约149.0%。新签约合同金额大幅增加，集团预期未来收入持续增长得以实现。集团致力优化社区生活品质、提升居住幸福感，围绕"人、房、车、财"，为业主及住户提供多元化服务及产品，通过綫下及在綫渠道满足人们追求美好生活方式的需要。
2019年上半年，集团围绕社区租售服务、美居服务、社区金融服务、社区新零售等业务进行深入及积极的探索，得益于产品、服务的不断丰富及覆盖项目的扩大，截至2019年6月30日止六个月，社区增值服务收入约人民币5640万元，比上年同期大幅增长约47.7%。
