彩生活(01778.HK)上半年净利润增长23.2%至2.16亿元
格隆汇8月20日丨彩生活(01778.HK)发布中期业绩，截至2019年6月30日止6个月，公司实现收入18.12亿元人民币(下同)，同比增长3.1%；毛利5.9亿元，整体毛利率为32.6%；公司股权持有人应占溢利2.16亿元，同比增长23.2%；基本每股收益16.25分；不派中期股息。
公告表示，近些年集团向行业内的其他企业提供彩之云APP的底层技术。至此，彩之云APP可以服务于合作伙伴提供物业管理服务的社区，这部分由合作伙伴管理的面积称为“合作的总建筑面积”。此外，2016年集团与上海银湾生活网络股份有限公司合作。上海银湾通过与其他物业管理公司达成战略连盟，也将其线上平台对外输出。因此，上述物业管理公司也间接与集团合作，未来将使用集团线上平台。这部分由上海银湾战略同盟公司提供物业管理服务的面积称为“同盟的总建筑面积”。彩之云平台可以覆盖的相关社区面积总和，统称为“平台服务面积”。
报告期内，集团累计接收新委聘的管理面积达到1240万平方米，是集团服务质量、市场扩张等核心竞争力的体现。
截至2019年6月30日，集团根据管理合约及顾问服务安排的总建筑面积达到5.635亿平方米，而根据集团管理和谘询服务合约的社区达到2824个，分别同比增长约16.4%和10.5%。其中，于2019年6月30日集团已经产生收益的合约管理总建筑面积达到3.645亿平方米、社区数量达到2295个。集团管理项目遍布中国277个城市，实现了合约总建筑面积的快速扩张。
另一方面，集团的业务结构转型已经逐渐明朗，在业务数据以及财务数据方面均得到验证，于是集团适时提出了平台输出战略。通过向合作伙伴提供平台服务，使集团的线上平台可以服务于更多非集团管理的社区及家庭。截至2019年6月30日，集团平台服务面积达到12.055亿平方米(包括合约管理总建筑面积5.635亿平方米、合作面积3.92亿平方米及同盟面积2.5亿平方米)，充分证明了集团线上平台的科技实力。
除了向其他物业管理公司提供线上平台外，集团还在不断拓宽其线上平台技术的使用场景。例如，集团帮助长沙市公安局搭建“星城园丁”APP，用于长沙市的“群防群治”。市民通过“星城园丁”领取巡逻订单，或者交通违规举报订单，每完成一个订单，用户即可获取相应积分，当用户在“星城园丁”APP上购物时，积分可以充当现金抵扣券。
这一新模式激励广大市民共同参与到安全城市建设、和谐社区打造的过程中，受到了长沙市政府的极大肯定。“星城园丁”APP的顺利落地，标志着集团的线上平台技术已具备更加广范的应用场景，未来将有更加广阔的发展空间。
