美聯啟德商業地入標反應勝預期估值27.56億元
地政總署公布,新九龍內地段第6607號啟德承啟道鄰近啟德體育園一幅商業酒店地皮接獲10份標書,美聯測量師行董事林子彬表示,雖然同區曾有兩幅商業地皮流標及暫停交易,但是次推出的地皮規模相對較細,風險較低,故吸引不少財團垂青,反應亦勝市場預期,惟商業及酒店部分不可拆售,故入標財團出價亦會反映上述因素。
林子彬稱,啟德區位處未來發展重鎮及市區,而是次推出的商業及酒店地,地皮面積約12.14萬方呎,可建樓面面積約34.44萬方呎,規模及投資風險相對較細,但由於商業及酒店部分不可拆售,故亦會在出價上反映出來。若以樓面呎價約8,000元計算,估計地價約27.56億元。
