美聯啟德體育園旁商業/酒店地估值27.56億元料發展商出價審慎
新九龍內地段第6607號啟德承啟道鄰近啟德體育園一幅商業酒店地皮將於明日(9日)截標,美聯測量師行董事林子彬表示,是次推出的商業酒店地皮,規模相對同區早前兩幅流標及暫停交易的商業地皮較細,但由於近日市場氣氛影響,加上商業及酒店部分不可拆售,相信入標財團出價亦會較為審慎,入標反應未必太熱烈,入標數量或較上述同區兩幅商業地為少,而項目估值約27.56億元。
林子彬稱,啟德區位處未來發展重鎮及市區,但近期推出的商業地皮均反應一般,加上規模大,風險較高,同時出現流標及暫停交易等事件。而是次推出的商業及酒店地,地皮面積約12.14萬呎,可建樓面面積約34.44萬呎,規模及投資風險相對較細,但由於商業及酒店部分不可拆售,增加投資風險,料入標會以具酒店發展經驗的財團為主,並作為長線投資。若以每呎樓面地價約8,000元計算,估計地價約27.56億元。
