美聯港低息環境延長利樓市料8月一、二手交投回升

美聯儲一如預期減息四分之一厘,美聯物業住宅部行政總裁布少明回應稱,雖然預期香港今次未會跟加,但香港低息環境勢將進一步延長,對樓市起支持作用。而8月有多個新盤部署推出,在美國減息利好樓市消息之下,相信8月一手交投將會回升;二手方面,近期有部分業主擴闊議價空間,8月交投亦有望回升。

布氏稱,美國自2015年底開始的加息周期,一共加息九次,息率累升2.25厘,而期間香港只「跟加」一次,而幅度僅為0.125厘,因此估計香港今次未會跟減,相信採用P按供樓人士的供樓支出未有因此減輕;不過若然未來美國進一步調低息率,香港息率亦有機會調低。

以一個600萬元單位為例,以承造六成按揭及25年還款期,假設以按息2.375厘計算,每月供款約15,925元。假如未來減息0.125厘(以按息2.25厘計算),屆時每月供款將減至約15,701元,即減少約224元。假如未來減息0.25厘(以2.125厘計算),同樣一個600萬元單位的每月供款將減至約15,479元,即減少約446元。
