美聯料二手樓價下半年升3%至5%
美聯物業住宅部行政總裁布少明於記者會指,雖然今年次季本港受到貿易戰陰霾影響,但物業市場在剛需支持下,一手私樓及二手買賣註冊均連升兩季,第二季二手樓市「量升價回」,而一手私樓買賣註冊量更創出自2004年首季後的十五年季度新高。
他指,儘管下半年仍受制於多項內外圍因素,但息囗持續低企及剛需強勁,發展商積極推盤,料全年一手市場表現跑贏二手,註冊量將按年升約三成,勢創十五年新高,惟二手市場表現靠穩微升,平均樓價料升3%至5%,累計全年升12%至13%。
他又指,上半年售出的新盤單位約1.16萬個計算,其中逾五成為2018年或之前推出項目的餘貨。貨尾量已由今年1月高位約1.37萬伙減至今年6月底約1.03萬伙,累減約24.9%。
