戴德梁行下調今年香港寫字樓租金增長預測
戴德梁行香港董事總經理蕭亮輝在記者會上表示,全港寫字樓整體平均租金出現五年來首度下跌。中區超甲級寫字樓,以及灣仔或銅鑼灣的租金自首季已開始回軟,到了第二季跌幅擴大,分別按季跌1.2%及2%;中區及九龍東租金分別微跌0.7%及0.4%,而港島東則錄1.4%增長。
展望未來,他認為,下半年市場表現仍會受環球經濟及政治方面的不明朗因素所影響,要待外圍事態發展更為清晰後,企業租戶的擴充計劃才有望得到恢復,因此該行將本港今年寫字樓租金增長預測由年初的增長2%至3%,下調至跌2%至持平。
他又指,留意到寫字樓租戶開始港島核心區,遷往港島東及東九龍等非核心區,當中租金相宜的誘因很大,一些對成本控制有嚴格要求的跨國公司,在不想削減人手的情況下,會傾向將辦公室遷往非核心區。至於在行業方面,他留意到保險行業將辦公室搬往九龍東的趨勢尤其明顯;銀行業及律師行則多選擇遷往港島東。
