仲量聯行料下半年寫字樓租金放緩中環下調壓力大
仲量聯行公布《2019年下半年香港物業市場展望》,指中美貿易戰持續,加上環球經濟前景欠明朗,將於下半年拖累住宅及商用物業的價格及租金。
報告指本港上半年中環寫字樓租賃需求放緩,新承租樓面按年跌53%;6月底整體寫字樓空置率升穿5%,是自2018年初以來首次。由於需求前景不明朗,中環及灣仔/銅鑼灣的商業業主已下調租金叫價,第二季中環甲級寫字樓租金按季微跌0.1%,是自2013年第四季以來首次錄得季度跌幅,灣仔/銅鑼灣則按季跌0.4%。
該行商業部資深董事嚴威程預期,隨著需求持續偏弱,空置率將繼續上升,認為寫字樓租金已見頂,並於下半年持續放緩,當中以中環下調壓力最大。但以全年計,除九龍東租金料下跌0%至5%之外,預期整體寫字樓租賃市場租金仍錄0%至5%輕微增長。
商鋪方面,該行商舖部資深董事陳耀(峰)指,中美貿易戰及近期社會爭拗將為零售業帶來不明朗因素,拖累零售銷售,預期核心區街舖租金全年下跌約5%,核心區主要商場租金則料企穩,並錄溫和增長。
