美聯稱啟德4C區1號住宅地入標反應稍遜估值逾132億元
啟德4C區1號住宅地皮於上周五(21日)截標,市場料收到約5份標書。美聯測量師行董事林子彬表示,雖然早前有商業地皮棄標,但由於是次截標的為住宅地,並位處跑道區,屬優質市區海景地皮,故仍獲多家發展商入標參與,亦鑑於近期市場氣氛較觀望,入標反應略低於毗鄰4C區2號及4C區3號地皮的入標數目。
啟德第4C區1號地盤,地皮面積約10.21萬平方呎,估計可建樓面約71.44萬平方呎。他稱,若以樓面呎價18,500元批出計算,地皮估值約132.16億元,呎價將僅次於啟德第4C區2號地盤錄得的每呎19,636元。
林子彬指,是次截標的跑道區全海景住宅地皮,項目可與毗鄰早前高價售出的地皮一樣坐擁一線海景景致,惟受到樓市觀望氣氛略增,故料發展商出價或趨審慎,但仍料可成為另一幅百億地王。
當日現場所見,截至下午5時,該地皮最少接獲4間財團入標,包括新地(00016.HK)、嘉里建設(00683.HK)及嘉華國際(00173.HK)。
