佳兆業(01638.HK)稱大灣區續為發展重點料上半年區內增近600億人幣可售資源
佳兆業(01638.HK)舉行大灣區媒體考察團,行政總裁麥帆在午宴上表示,截至去年底,集團土地儲備達2,400萬平方米建築面積,其中54%位於大灣區,未來大灣區仍將繼續是重點發展區域。而今年集團亦積極增加在區內的土儲,預計上半年於大灣區新增的可售資源會接近600億元人民幣(下同)。
佳兆業今年銷售目標為875億元,較去年有25%增長,累計今年首四個月,集團合約銷售已達205億元,按年增長近70%。對於會否上調全年銷售目標,麥帆稱現時時間尚早,集團於6月至9月有不少項目推售,相信至第三季可大致看出全年銷售表現情況。首席財務官劉富強則預期,集團今年上下半年推盤比例為35%比65%,銷售進度與工期及取得預售證時間等有關,目前銷售屬符合進度預期。
佳兆業從事舊改項目多年,於內房行業甚至有「舊改之王」的稱號。劉富強提到,截至去年底,集團超過700萬平方米土儲來自舊改,佔其總土儲約30%,另外集團於大灣區仍有119個舊改項目未納入土儲,佔地面積近3,000萬平方米,此等項目目前在集團的賬面值僅190億元,但可對應上萬億元的貨值,而且舊改項目土地成本遠較招拍掛土地為低,未來集團將逐步實現舊改項目的價值釋放,目前目標是每年轉化80萬平方米舊改項目土地進入土儲。
集團又指,今年在深圳有多個重點舊改項目會進行推售,其中「鹽田佳兆業城市廣場」綜合項目三期預計或於第三季推,「平湖佳兆業廣場」商住項目三期則料或於末季推售。至於將用作集團總部的金融中心舊改項目,預期於2021年投入使用。招拍掛項目方面,位於深圳大鵬新區的金沙灣國際樂園項目,現時已有萬豪酒店開業,未來將再引入洲際等多間知名酒店,以及多項遊樂設施,而項目一期公寓或於下半年開盤預售。
