勝捷企業(06090.HK)擬1044.5萬英鎊收購103張牀位具永久業權的英國學生公寓資產

格隆匯5月19日丨勝捷企業(06090.HK)公吿,公司擬收購一項位於英國諾丁漢市擁有的103張牀位具永久業權的學生公寓資產。這項公寓資產的收購價為1044.5萬英鎊。

此次收購將擴大集團在英國的特建學生公寓組合至覆蓋5個城市的11項資產共2,910張牀位,包括在曼徹斯特的5項資產、在利物浦、布里斯托爾和紐卡斯爾各有一項資產,以及位於諾丁漢市的3項資產。此項目標資產建於2018年,目前以The Orbital品牌運營,在完成擬議收購後將更名為德優奧比託學舍(dwell Orbital),並與集團在諾丁漢市的兩項現有特建學生公寓資產(即德優城堡門學舍3和德優阿奇爾學舍)一併管理,產生協同效應。

德優奧比託學舍位於坎寧廣場,距離諾丁漢特倫特大學僅幾步之遙,亦靠近諾丁漢大學。附近眾多零售和餐飲店以及如舊市場廣場、諾丁漢城堡博物館、皇家劇院、公園網球會和諾丁漢劇場等各種景點和娛樂場所一應俱全。

諾丁漢市的特建學生公寓市場潛力龐大,以英國高校聯盟羅素大學集團成員諾丁漢大學為核心,附以英國其中一所最具規模的大學—諾丁漢特倫特大學。諾丁漢市議會估計,即使在當前所有規劃中及興建中的牀位峻工,諾丁漢仍缺約2,000張特建學生公寓牀位,到2024/2025學年的特建學生公寓牀位缺口將進一步擴闊至5,000張。

勝捷企業行政總裁江志明先生表示:“公司欣然在諾丁漢市擴大我們住宿資產組合的牀位容積,由於需求不斷增長,加上特建學生公寓牀位供應不足,諾丁漢市市場維持旺盛。這項新增資產將於擬議收購完成後帶來貢獻,公司在諾丁漢市資產將一併管理,產生協同效應,為集團帶來正面效益
